Profile

Punta Esmeralda is a 230-unit development with villas, townhouses and apartments.

The developer has a lot of experience in this area, and it shows: There is colorful landscaping (with bougainvillea everywhere), units painted in earth tones, and lots of terraces with shady pergolas.
Punta Esmeralda has the benefit of being a mature development, so you can visit and feel the vibe for yourself; residents are using the well-designed common areas.

The current (and final) phase consists mostly of apartments. These are at the highest point on the steep property and should offer expansive bay views.

Pros

- Well-solved architecture, a great example of contemporary Mexican style
- The topography creates different levels throughout with unobstructed views.
- Developed by a firm with a good track record in the La Cruz/Bucerias area. We are impressed with their professionalism and the tastefulness of all their developments.
- Great water views, even if the beach itself isn't particularly nice.

Cons

- The beach is rocky with seaweed. Not great for swimming.

General Comments

Punta Esmeralda is a 230-unit development that offers a wide range of products in an oceanfront community. Beautiful mexican architecture throughout is well landscaped with an earth-tone palette. The topography allows for nice views from most units and the common areas are thoughtfully designed and executed. The only downside is that the ocean here is not particularly inviting, with rocky sand and seaweed.
