Pros

- Nice beach and views.
- Good range of amenities.
- Architecture that meshes well with its natural surroundings.
- Tasteful finishings and high-end appliances with the option to buy your unit fully furnished.
- A program to rent your unit when you're not around.
- Cars hidden in underground parking. The 40-acre property takes on a village-like feel with everything connected by walking and jogging paths.
- All units come with title insurance by Stewart Title.
- Near the new La Cruz marina.
- Resort-style amenities that include room service, concierges who can stock your refrigerator for your arrival, find you a babysitter, or arrange an in-room massage. A full-featured spa, beach club, and restaurant/bar on the premises. Many developments claim to offer similar amenities, but not all have Los Veneros's size and wherewithal to maintain them. A planned condo-hotel will also help ensure that these services are managed properly.
- First-phase buyers get pre-construction pricing and units with the best views.

Cons

- No restaurants or stores within walking distance, beyond the ones in the development. The closest supermarket is in Bucerias.
- Los Veneros's marketing materials claim proximity to several world-class golf courses ... what they don't mention is that at least the two of these, the ones inside Punta Mita, are private.
- Some inner floorplans are narrow, with just 33 feet to accommodate two rooms and a passageway.
- The inner units also suffer from shortages of natural light and ventilation. This is especially true of the so-called flex bedrooms, which in our view are just big closets -- windowless rooms with a utility room next door.
- The downside of buying early is that you will have construction crews hammering away in your backyard through at least 2012. As with all early-phase projects, if you decide to sell your unit during this period, you risk competing with the developer, which has over 150 units to sell even after the first phase is sold out.
