Pros

- Set up as a hotel, with ease of use for you and your renters
- Beautiful spot on a nice beach with dense jungle across the road (site of future phases)
- Gourmet restaurant on the premises (plus a casual restaurant/snack bar near the pool)
- Near Old Town with all of its cultural activities, shopping, and nightlife
- Developer has the funding to plow through the recession. Construction has been moving.
- Developer is hands-on -- the construction is handled in-house, not by a third-party builder
- One maintenance fee covers everything, which saves a lot of ownership headaches as you write just one check a month with no need for a property manager. Don't make the mistake of comparing maintenance here on an apples-for-apples basis with other projects which exclude things like cable, gas, and electricity.
- The large scale of the total contemplated project helps to support a lot of amenities and yet the new phases will not cause construction agita for the early buyers as the expansion area is across the road.
- Fractionals available.

Cons

- Air-conditioning is included in maintenance, which is not only unecological but you end up paying for your profligate neighbors who leave their a/c blasting all day. They make the argument that humidity control from keeping a/c running helps preserve your finishings (so doors don't swell, etc.)
- Not optimal for golfers -- the nearest golf course is 45 minutes away. Golfers who like this project should check out Villas La Estancia in Nuevo Vallarta.
- Step outside of the development and there's nothing much to do. Expect to drive (or take cabs).
- Transient community, thanks to lots of renters coming through.

General Comments

This is a luxury multi-phase project starting along the popular Garza Blanca beach with plans to spread across the street and back into 100 hectares of jungle. The first part consists of three towers in a resort setting with two large infinity pools, two restaurants, and a gym (temporarily housed in the penthouse of building three and eventually slated to live, along with a spa, in a wellness center across the road). The project contains some large units, with large terraces, that can come furnished. The project is designed for rentability, making it like a condo-hotel; the management offers a 50-50 rental program. The current phase is set to be completed in 2010 with 46 units (two of which are being converted into a gym for now). This project is mostly full-ownership but there are some fractionals available.
