Pros

- Why pay for 52 weeks when you're not there all year around. Pay for just what you use and still get a deeded property that you can sell (versus a timeshare).
- Fractionals seem well run here, with care put into operations, not just in sales (as often happens).
- An apartment complex with five-star hotel service, a huge spa (the largest we've seen), and a very nice beach.

Cons

- Fractionals have their downsides: you can't pop in anytime you want; strangers sleep in your bed; you can't decorate in your favorite shade of mauve.
- Classical style seems a little too elegant for a place on the beach.
- On a crummy stretch of road in the Flamingos sub-development, in Nuevo Vallarta. The roads may improve as construction in the area ebbs but for now, plan to dodge some really big potholes.
- Even the sellers acknowledge that it's expensive ... for example, full-ownership penthouse villas run to nearly USD 6 million. You have lots of great options at that range, many of which are more exclusive.

General Comments

Villas la Estancia, located in nortnern Nuevo Vallarta, has 135 one, two, and three-bedroom units in a combination of full-ownership and fractional ownership. Full ownership units have rental programs and exchange possibilities -- the developer has a sister development in Los Cabos, with others planned in Cancun and Loreto. There is also a "cousin" development at Garza Blanca Preserve, on the South Shore of Puerto Vallarta towards Mismaloya (one of the developers here is the owner of Garza Blanca). If you're not wedded to golf and boating, we encourage you to check out Garza Blanca; it offers a similar style, comparable prices, some fractionals, and close proximity to Old Town.
