Bahia Principe is a huge, 717-acre master-planned community located along the road to Tulum, a few kilometers south of Akumal. The development includes condo-hotels, townhouses, lots for building and some spec houses for immediate sale.

The jungle lots average half an acre. Most of them face the (soon to be) 27 hole golf course designed by Robert Trent Jones Jr. Interestingly, sellers tend to cluster buyers by country of origin: Americans with Americans; Canadians with Canadians, etc.

Model homes are sleek and modern, designed by celebrated Yucatecan architects.

The infrastructure is well designed; there's even a private bridge connecting the residences to the Gran Bahia resort across the highway. Though the development is on the jungle side, access to the beach is easy by car, bike or golf cart.

-On-site plant nursery helps to relocate protected trees from lots and provides a range of landscaping options.

Cons

-Strict codes may limit some building designs as well as require significant investment to meet building standards.
-Located several kilometers from the nearest town.
-On the "wrong" side of the highway.
-Large project means it may fell desolate while it's filling up, as it did when we visited. Projects with lots typically take years to mature.
