Cumbres is a new suburb located 2 km south of downtown Cancun. Unlike some cookie-cutter developments on a grid, Cumbres’ streets are winding with a variety of modern homes under construction. A few houses are available from architects who have built on spec, but most are lots with utilities at-the-ready.

The development has parks and an bike path, but there are not many other amenities unless you count the shopping center just outside the gate or the adjacent Cumbres Institute – one of the best primary and secondary schools in Cancun. The beach is a 10-minute drive away.

Buyers must initiate building within one year as part of Cumbres’ commitment to creating a livable, family-oriented community. If the owner opts to sell and not build, 6% of the sale price must be paid to Cumbres.

Pros

All basic services, phone and cable tv, are included with the lots and there are strict guidelines for new constructions. Very little traffic. Cumbres Institute located next door with a commercial zone in the planning phase that will include a number of apartments.

Very few amenities. All prices are in pesos, which may increase exposure for foreign currency. Must initiate construction within one year of purchasing the land and building must be completed within three years of buying.

Maintenance fees are 800 pesos per month for lots below 340 m2 and 1200 pesos for lots greater than 340 m2.
