Aventuras Club offers three properties in one package for buyers. The development includes condos by the beach, the lagoon and on the marina -- all managed by an experienced condo hotelier.

Aventuras' unique "floating fractional" plan allows members to use all three properties on a rotating basis. It sounds like a timeshare, but the Club assures us it's not since residents retain ownership rights.

The convenient marina location is just a block from Puerto Aventuras's commercial zone. Layouts vary but the furnished interiors are standard across all properties right down to the chunky furniture, which is nothing if not sturdy.

The not unsubstantial HOA fee includes housekeeping, utilities and maintenance, making for relatively hassle-free ownership in what is easily the best "fractional" in the area.

Pros

Ownership allows for use at three different locations - beach, marina and lagoon. Free use of golf carts between properties. Electrical back-up system. Brick cupola ceiling in living room. Fly and buy opportunities for perspective buyers. Units contain all furnishings including cookware, T.V. and furniture.

Cons

Fractional ownership allows for only 4 weeks of use per year. Decorating is standard and residents have little or no input. Lagoon property is a bit remote from the commercial zone.
